What is a 4-Point Inspection?
The four-point inspection is one of the most frequent inspections requested by insurance companies on houses that are 25 years old and older. The state of Florida requires a licensed home inspector to conduct this examination. The inspector will evaluate the property’s overall condition in terms of the four key components. The four main components are listed below.
- Roof – The inspector will calculate the age of the roof based on the records or a projected age based on the condition of the roof at inspection.
- HVAC/Heating – The system's age is established by the HVAC warranty or any other paperwork the homeowner may have. The inspector will describe the present condition and anticipated life expectancy of the system.
- Plumbing – The plumbing examination will cover not only the pipes, but also the materials utilized in the plumbing system that can be seen during the inspection. The property's condition at the time of the inspection will also be recorded. The age of the water heater is determined from the label attached on to the system. - Electrical –During the electrical portion of the 4-point check, the inspector records the panel brand, age of wiring, and type of wiring. The condition of the electrical system at the time of inspection is also verified.
